Soumen Sen, C. J.

This petition is filed seeking expeditious disposal of RCA No. 29 of 2025 pending before the Additional District and Sessions Court - VII, Ernakulam.

2.

The landlord is the petitioner before the Additional Munsiff & Rent Controller, Ernakulam. Being aggrieved by the order of the Additional Munsiff & Rent Controller dated 11.04.2025, the respondent therein, who is the tenant, has preferred the rent control appeal, which has been pending since May 2025.

3.

Mr. K. R. Vinod, learned counsel for the petitioner, submits that unless the said appeal is heard within a specific time frame, the petitioner is likely to suffer irreparable loss.

4.

It would not be proper to direct the Additional District and Sessions Court - VII, Ernakulam, to dispose of the appeal within a fixed time frame, as we are unaware of the pendency of matters before the said court. However, we grant liberty to the petitioner to move an application before the Additional District and Sessions Court - VII, Ernakulam, seeking early hearing of the appeal. In the event such an application is filed, the Additional District and Sessions Court - VII, Ernakulam, shall consider the said prayer and dispose of the appeal, as expeditiously as possible, subject to the convenience of the court. We further direct that adjournments shall not be granted, unless found to be unavoidable.

5.

In view of the nature of the order passed, we do not propose to issue notice to the respondent.

6.

The petition is accordingly disposed of.
